Situated in the heart of historic Boston Spa, jkt architecture was sought out to re-imagine and extend a modest residential property for a growing family.
The existing layout felt disjointed and ill-suited to modern living, with restricted bedroom proportions across the upper floor.
Our clients required a holistic design strategy that would unlock the home's true functional potential, enhance day-to-day family life, and deliver a lasting uplift in property value.
Through an intensive concept design process, our chartered architectural practice explored a series of tailored floorplan configurations, balancing ambitious aesthetic forms against precise budget estimates and construction sequencing considerations.
• Ground Floor Living: Reconfiguring the core living spaces created a flexible, open plan layout tailored to contemporary family routines, incorporating a dedicated home gym/office and an adaptable playroom.
• Indoor-Outdoor Flow: By introducing a feature, corner glazed, infill extension, we established an effortless, light-filled connection to the garden, blending internal living spaces with the landscape beyond.
• First Floor Expansion: A thoughtful two-storey side extension paved the way for a generous principal suite and an additional bathroom, significantly enhancing the combined floor area across all four bedrooms.
Externally, the client envisioned a subtle contemporary intervention that complements the village context. We introduced an honest material palette by combining black timber cladding, sleek aluminium-framed glazing, and carefully selected contemporary brickwork, to create a gentle, tactile contrast against the original structure without dominating it.
At the rear, a sleek flat roof form replaces an outdated pitched extension. This subtle structural shift unifies the new contemporary contrast while honouring the distinct form and character of the main house.
