jkt Architecture were invited to revisit a previously refused planning application for the extension and remodel of a bungalow in York.
Our clients were eager to transform their newly purchased property into their dream home. Responding to the local authority’s concerns, we proposed a more modest intervention to the front elevation, whilst still significantly increasing the internal footprint. The scheme includes a new upper floor with a dormer loft conversion and a striking 35m² single-storey rear extension—offering a bold contemporary contrast to the traditional frontage.
A glazed link connects the main house to a converted garage at the far end of the site, which is being rebuilt into a self-contained annex.
The design is carefully oriented around the sun-soaked, south-west facing garden. Glazing and solar shading are strategically positioned to maximise natural light while controlling solar gain. A palette of natural materials has been selected for their harmony in tone, texture, and refined detailing, ensuring the home sits comfortably in its setting.
