Technical & Professional Services
Planning Strategy & Administration
A successful project often starts long before a planning application is submitted. We provide strategic advice early on to help shape proposals in a way that responds to local context, planning policy and the specific characteristics of the site. Our role includes the preparation of planning drawings and supporting design information, alongside the coordination of external consultants such as landscape designers where required.
We manage the planning application process from start to finish, acting as the point of contact with the local authority and liaising directly with planners to respond to feedback and guide the application through to determination. On projects of greater complexity or sensitivity, we often work alongside a specialist planning consultant, allowing each discipline to play to its strengths and giving the application the best possible chance of success.
Technical Design & Building Regulations
Technical design is where good ideas are turned into buildable, well-resolved projects. As part of our service, we fulfil the Principal Designer role during pre-construction, a legal requirement for clients that ensures design risks are properly considered and managed from the outset.
If you’re looking to obtain accurate and comparable quotations from contractors, our detailed technical design and project specification packages go well beyond a typical “building regulations drawings” set. Rather than leaving key decisions to be resolved after pricing (a common cause of cost increases and diluted design quality), we address construction detailing, materials and coordination upfront. This approach improves pricing accuracy, reduces risk on site and helps carry the original design vision through to completion.
We coordinate closely with structural engineers, drainage engineers and other technical consultants, as well as specialist suppliers where appropriate, before preparing and submitting the building regulations application for full plans assessment.
Tender Administration
Selecting the right contractor is just as important as the quality of the design. We support clients through the tender process by identifying suitable contractors with relevant experience and inviting them to tender on a like-for-like basis.
Our role includes managing the tender process, coordinating site visits, issuing information and responding to contractor queries. Once tenders are returned, we analyse and compare submissions in detail, not only breaking down costs and identifying any key variances between quotations, but also assessing each contractors previous experience, recommendations, project programme and their overall first impression. We then help guide contractor selection, offering clear advice on suitability, value and approach before work begins on site.
Support During Construction
Our involvement doesn’t have to stop once work begins. We can continue in our role as Principal Designer throughout construction, providing ongoing support to help ensure the project is delivered safely, accurately and in line with the agreed design intent.
This includes regular site visits, inspections and progress reporting, alongside problem solving, coordination of design changes and responses to site queries as the build develops. At project completion, we can also prepare as-built drawings, providing a clear record of what has been constructed for future building maintenance and modifications.
